Been very busy this last week, more rip outs of the building. Electrics are a complete nightmare, we turned the consumer unit off and the lights stayed on, lol. Been in with the landlord and are going to start from scratch with the utilities to prevent further problems. Cup North was very informative, thanks for that. Have since been tasting with 5 other local(ish) suppliers, still to make the decision of main brand to use. Although we do like the idea of our own brand, blended coffee. A couple of roasters have offered that and then maybe have a couple of "guest" coffees. On the lookout for quality, local food suppliers as we would like to offer a limited but high quality snack menu. Main focus at the moment has to be the building works, may upload a few pics if people are interested. Right, back to work!!

So, bit of an update. Had confirmation from local authority we don't need listed building consent, so internal wall is now down. Architects plans done and change of use application gone in. Off to cupnorth in a bit and a taster session with local supplier after. All exciting stuff.

Thanks arash, thanks for the kind words but I think it will be very hard to keep emotion from this. The architect seemed quite clued up on fire safety so hoping there will be no pitfalls, may look into it a bit further for peace of mind. We wont be serving alcohol (can certainly see a bottle of whiskey under the counter though) and thanks for the offer, if we get stuck will message you.

Thanks Systematic Kid. This is why we started the thread, peoples thoughts/opinions are more than welcome.

Still pricing things up, will have to see how much money is in the pot before we decide on lease / buy machines . Obviously we want the best we can afford but gut instinct is saying go for a lease and see how it goes.

Thanks fenix. Shouldn't be a problem as we are not changing any external features, internally only moving partition walls.

We do have a "back out" clause in the tenancy agreement, however everyone we have spoke to doesn't think there will be a problem .

Got to have a target! We realise it may slip a bit but we are going as quick as we can, change of use planning permission is going in this week and that can take 10 weeks!!

Not yet, hence this forum. We are having a taster session with a local supplier on Saturday!

Thanks Mrboots2u, we have identified the competition, which to be fair isn't a great deal at the location. We do have a target customer base which will be announced nearer the opening time.

Thanks hotmetal you have some very valid points, without giving away too much of the business plan. Footfall/demographic survey done, we will be having wifi but will be quite child oriented. Kitchen facilities still in planning, we have to work around the existing toilet which is causing a problem with the amount of space left for the kitchen. As for other drink options not even thought about it yet!

Thanks Obnic, may well take on a few excursions. Looking forward to a tasting session on Saturday at "Crosby Coffee".
